Give your family a fresh start in Citrus Springs

With more than 15,000 acres of lush real estate, the master-planned community of Citrus Springs is a prime location for building the home of your dreams. Tucked into the northeastern corner of stunning Citrus County - known as Mother Nature’s Theme Park - Citrus Springs has the best “backyard” of any community in northern Florida.

If you aren’t familiar with the concept, master-planned communities are large-scale residential neighborhoods that feature a wealth of commercial and recreational activities. These communities draw a broad cross-section of people from all walks of life because they offer a variety of lot sizes, price ranges, home styles, and available builders. From first-time home buyers and working couples to growing families, retirees, and empty-nesters, master-planned communities are a great way to find a friendly neighborhood to call home.

While Citrus Springs is a deed-restricted community, meaning that there are certain property rules and regulations, none of the residential properties in the development are subject to any mandatory HOA or membership fees. The Citrus Springs Civic Association is a not-for-profit organization that enforces deed restrictions, attends county government meetings, and advocates for Citrus Springs property rights. They also spearhead community improvement projects and create events that provide social activities, educational opportunities, and entertainment.

Citrus Springs has roughly 35,000 lots, of which, 32,000 are beautifully wooded properties set aside for residential use. Developed lots are serviced by a central water system and other zoning includes commercial properties, hospital and medical facilities, churches, and extensive parks and recreational areas. The Citrus Springs Community Center is a large facility offering bingo nights, concerts, dinners, and unique community events. It encompasses a stage, PA system, tables and chairs, and a commercial kitchen, all of which can be rented for private events like weddings and reunions.

In the heart of the neighborhood lies the Citrus Springs Elementary and Middle Schools, offering excellent educational environments for youth. As the population continues to grow in the community, a high school is being planned for the future near the location of the middle school. In the meantime, portions of the community are zoned to nearby Citrus, Crystal River, and Lecanto High Schools. Citrus Springs also has its own memorial library with over 20,000 items. The State College of Central Florida has a campus in nearby Lecanto and the University of Florida in Gainesville is just a short drive away.

When it comes to recreational activities, there are plenty. From a baseball field and basketball courts to public tennis courts, picnic areas, a covered pavilion, and numerous parks and playgrounds complete with a large jungle gym, adults and children have a variety of green spaces to enjoy. With a rolling terrain similar to the courses of North Carolina, the Citrus Springs Golf & Country Club has an 18-hole championship golf course featuring five sets of tees with sweeping doglegs and dramatic elevation changes. It has a pro shop, a fully stocked bar, and a restaurant that overlooks the first tee.

Citrus Springs also happens to be a gateway to the northern end of the Withlacoochee State Trail, a 46-mile paved rail-trail that covers three counties and follows the Withlacoochee River. The trail passes through small towns, ranches, and six distinct communities between Citrus Springs and Dade City. It’s the perfect escape for walkers, runners, cyclists, and skaters of all skill and fitness levels because it’s generally flat with numerous entry and exit points along the way. The rail-trail is great for geocaching and even has access points for horseback riding trails that run adjacent to the paved trail. Home to numerous differing ecosystems, the trail is a fantastic place for birdwatching and viewing foliage and wildlife native to the area.

Citrus Springs is also positioned well in the larger geographic area. All of the breathtaking splendor of the county’s crystal clear springs, natural waterways, wildlife refuges, and stunning sunsets on the Gulf shores are just short drives south and west. To the north, the community is just a few miles from the City of Dunnellon and only 30 minutes from the larger metropolitan area of Ocala, offering everything from big box stores and restaurants to museums, live music venues, car dealerships, cultural activities, and theaters. Enjoy easy day trips south to Orlando and Tampa from Citrus Springs, or take in arts and cultural activities Gainesville offers with a day trip north.
